Who do we accept on the directory?

The directory is capped at a handful of apartments per town along the southern Bulgarian Black Sea coast. Every entry must meet each of the attributes below, measured on site before publication.

Anywhere on the Bulgarian Black Sea coast, from Durankulak in the north to Rezovo in the south, plus an inland belt up to 20 km from the shoreline. Varna, Golden Sands, Sunny Beach, Nessebar, Burgas, Sozopol, Tsarevo, and Ahtopol are our core catchment, but quiet inland villages with pool access and easy coast transfers are also welcome.
Beach distance tier
Every listing declares its door-to-shoreline distance on Google Maps. Properties under 1500 meters earn the Beachfront tier, with featured placement, a "walking distance" badge, and priority in seasonal campaigns. Properties further inland are published under the Coastal tier with transparent distance and transfer time.
Property type
Self-contained studios, one, two, or three bedroom apartments, and small seaside villas sleeping up to 8 guests.
Ownership
Verified title deed (нотариален акт) in the applicant's name, or a written long-term management agreement signed by the titleholder.
Language
Listing copy and guest communication available in English. Bulgarian is welcome as a second language.
Wi-Fi
Minimum 50 Mbps down, verified on Speedtest from the sofa, not the router.
Response time
Guest enquiries answered within 24 hours, year round, in English.
Photography
At least 8 daylight photos covering every room, the balcony view, and the route to the beach. No stock imagery.

Who owns the photos I send?

You do. We license them to display on the directory and social while the listing is live.

How do guests contact me?

Through an on-site enquiry form that forwards to your email and WhatsApp. No middle layer, no anonymisation.

Can I remove my listing?

Yes, any time. We honour existing confirmed bookings, then unpublish.

Do you handle payments?

No. Guests pay you directly by bank transfer, cash, or Revolut. We invoice you monthly for our commission. You keep full control of the money flow.
